Legal changes means that from 1 September all discounts and incentives offered on new-build homes must be reported to mortgage providers. Banks and building societies are concerned that valuation and conveyancing processes do not always reveal the true value of properties.
This sometimes results in lenders unintentionally offering a mortgage based on a property valuation that is significantly higher than the purchase price.
Discounts
Many developers use discounts and other incentives to attract buyers, often effectively reducing the purchase price. The Council of Mortgage Lenders (CML) has been working with surveyors and house builders to ensure a more reliable valuation and from the beginning of September, lenders will require builders or developers of any newly built, converted or renovated property to complete a new ‘disclosure of incentives’ form. |

It’s not often that accountants leave the numbers to Lady Luck, but that’s exactly what Bentleys staff do every week to raise funds for local charity Bolton Lads and Girls Club.
Bentleys use the Saturday night National Lottery ‘bonus ball’ to decide the winner of their staff lotto which has just raised its first £500 for the club.
Excitement
“It seemed like a good way of adding a bit of excitement to our weekly draw,” said Lotto organiser Chris Watson. “Everyone pays £1 a week and they get a number between 1 and 49. If it’s that week’s bonus ball, they win. We also buy a few lines on the lottery too, just to be in with a chance of winning the big one!” |
